Planning Board Meeting - IN-PERSON ONLY!!!

NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, May 26, 2026, at 8:00pm.

Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person.  Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing.  The Planning Board will open public hearings on the following application(s) at 7:30 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.

  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat Approval with respect to an application of Saddle River Estates, LLC, 1170 Rt. 17M, Chester, NY 11918, of a subdivision plan entitled “161 Saddle River Road”, for a project entitled “Saddle River Estates” proposing to subdivide the 0.87-acre lot into three lots and construct a two-family residence plus one accessory apartment on each lot. The existing dwelling and driveway will be demolished. The property in question is located at 161 Saddle River Road, Airmont on the east side of Saddle River Road, approximately 0 feet north of Old Nyack Turnpike, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.15-3-10 and is located in an R-15A Zone. The Planning Board classified the proposed action as a Type 1 SEQRA Action on March 16, 2026, and a coordinated review was initiated on April 24, 2026. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Site Plan Discussion with respect to an application of Hillcrest Corner, LLC, 46 College Road, Monsey, NY 10952, of a site development plan entitled “Orchard Corner”, proposing to construct a new three-story, 32,497sf mixed-used building (first floor shopping center, remaining floors office space), 99 parking spaces are provided on the 1.28-acre lot. The property in question is located at 255-261 North Main Street and 2-6 Orchard Street, Spring Valley on the west side of North Main Street, approximately 0 feet to the corner of Orchard Street, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 50.14-4-61,62,63&64 and is located in NS & R-15 zones. The Planning Board classified the proposed action as an Unlisted SEQRA Action on March 16, 2026, and a coordinated review was initiated on March 17, 2026. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Site Plan Discussion with respect to an application of Cong Keren Hatorah Inc, 280 Remsen Avenue, Monsey, NY 10952, of a site development plan entitled “280 Remsen Avenue”, proposing a 600sf addition to an existing House of Worship with Rabbi’s residence on the 0.36-acre lot. The property in question is located at 280 Remsen Avenue, Monsey on the east side of Remsen Avenue, approximately 120 feet south of Boxwood Lane, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.06-3-26 and is located in a R-15A zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on April 14, 2026, and a coordinated review was initiated on April 23, 2026. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Final Site Plan approval with respect to an application of Julia Gentile, 6671 Las Vegas Boulevard South, Ste. 320, Las Vegas, Nevada 89119 of a site development plan entitled “Monsey Mall EV Infrastructure Plan”, proposing the installation of 5 Electric Vehicle (EV) charging stations to serve 10 EV charging stalls, decreasing overall site parking by 7 spaces on the 3.54-acre lot. The property in question is located at 100 Route 59, Monsey on the Northerly side of Route 59, approximately 360 feet east of the intersection of northerly Route 59 and easterly Route 306, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.16-1-7 and in an MU-1 zone. On December 9, 2025, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Final Site Plan Approval for an application of 15 Calvert LLC, 363 Route 59, Airmont, NY 10901 of a site development plan entitled “15 Calvert Drive”, proposing two cuts on the approved subdivision plan of three family plus three-accessory apartments on the 0.37-acre lot. The property in question is located at 15 Calvert Drive Monsey, New York on the south side of Calvert Drive, approximately 140 feet west of Crown Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.15-3-36 and in an R-15C zone. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
