NOTICE IS HEREBY GIVEN THAT a public hearing will be held in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, June 18, 2026, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:    

Application #26-405: Bnei Yechiel, 8 Truman Avenue, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than required rear setback. The property in question is: 57 Decatur Avenue, Spring Valley, New York, located on the west side of Decatur Avenue, approximately 0 feet south from the intersection of Stephens Place, which is known and designated on the Ramapo Tax map as Section, Block, Lot 57.09-1-6 and is located in an R-15C zone.

Application #26-406: 9 and 11 Northbrook LLC, 1 Hillcrest Center Drive, Suite 200, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an eight-lot subdivision with a two-family dwelling on lots 1, 2, 3, 6, 7, 8 and a single-family dwelling on lots 4 and 5, which will have less than required lot area (lots 1-8), lot width (lots 3, 4, 5 & 6), front setback on private road (lots 1-8), front yard on private road (lots 1-8), side setback (lots 1-8), total side setback (lots 1 & 8), rear setback (lots 1-8), street frontage (lots 1, 2 3, 6, 7 & 8), rear setback to deck (lots 1-8), front setback on Northbrook (lots 4 & 5), front yard on Northbrook (lots 4 & 5) and great than permitted floor area ratio (lots 1-8), and development coverage (lots 2, 3, 6, 7 & 8). A variance from section 280A is required for no frontage on a public road for lots 1, 2, 3, 6, 7 & 8. The existing structure will be demolished. The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Type I Action on February 10, 2026. The property in question is: 9 & 11 Northbrook Road, Spring Valley, New York, located on the west side of Northbrook Road, approximately 70 feet south from the intersection of Sherman Drive, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.15-4-61 & 50.19-2-1 and is located in an R-15 zone.

Application #26-407: Jacob Rosenfeld, 46 Grandview Avenue, Suffern, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-lot subdivision with a single-family dwelling on each lot, which will have less than required rear setback (lot 1) and lot area (lot 2). A variance will be required from Section 376-78A for more than four parking spaces within 75ft of an intersection. The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Unlisted Action on January 13, 2026. The property in question is: 46 Grandview Avenue, Suffern, New York, located on the north side of Grandview Avenue, approximately 20 feet west from the intersection of Van Orden Avenue, which is known and designated on the Ramapo Tax map as Section, Block, Lot 55.11-2-36 and is located in an R-15 zone.

Application #26-408 Trodale Developers, 1 Executive Boulevard, Suite 201, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than required front setback, front yard, total side setback, rear setback, rear setback to deck and greater than permitted development coverage and floor area ratio. A variance will be required from Section 376-65B for accessory unit entrances in front of the principal dwelling. A variance will be required from Section 376-65D, in that the location of the accessory dwelling unit cannot extend beyond the footprint of the principal structure. A variance will be required from Section 376-65C for accessory units greater than 1,500sf and greater than 50% of the principle structure. A variance is required from Section 376-65G(1-3) in that only once accessory is permitted. The existing structure will be demolished. The property in question is: 4 Fanley Avenue, Spring Valley, New York, located on the north side of Fanley Avenue, approximately 135 feet east from the intersection of Ellish Parkway, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.17-1-35 and is located in an R-15C zone.

Application #26-409: Stephen Newmark, 124 Trails End, New City, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a pool house, which will have less than required front setback and front yard. The property in question is: 124 Trails End, New City, New York, located on the east side of Trails End, approximately 785 feet south from the intersection of Wagon Wheel Drive, which is known and designated on the Ramapo Tax map as Section, Block, Lot 42.11-3-4 and is located in an R-35 zone.
