LEGAL NOTICE

 

NOTICE IS HEREBY GIVEN THAT a public hearing will be held in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, September 17, 2026, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:    

Application #26-432: Mayer Weber, 15 Perlman Drive, Suite 120, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than required front yard, front setback and greater than permitted development coverage and floor area ratio. A variance will be required from Section 376-65B for accessory unit entrances in front of the principal dwelling. A variance will be required from Section 376-65C for accessory units greater than 1,500sf and greater than 50% of the principle structure. A variance will be required from Section 376-65D, in that the location of the accessory dwelling unit cannot extend beyond the footprint of the principal structure. A variance is required from Section 376-65G in that only once accessory is permitted. A variance will be required from Section 376-78A for more than four parking spaces within 75feet of an intersection. The property in question is: 101-107 Park Lane, Monsey, New York, located on the east side of Park Lane, approximately 25 feet south from the intersection of Kaufman Court, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.12-2-62 and is located in an R-15C zone.

Application #26-433: Mayer Weber, 15 Perlman Drive, Suite 120, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than required lot area, lot width, front setback, front yard, rear setback, rear setback to deck, street frontage and greater than permitted development coverage and floor area ratio. A variance will be required from Section 376-65B for accessory unit entrances in front of the principal dwelling. A variance will be required from Section 376-65C for accessory units greater than 1,500sf and greater than 50% of the principle structure. A variance will be required from Section 376-65D, in that the location of the accessory dwelling unit cannot extend beyond the footprint of the principal structure. A variance is required from Section 376-65G in that only once accessory is permitted. A variance will be required from Section 376-78A for more than four parking spaces within 75feet of an intersection. The property in question is: 111-117 Park Lane, Monsey, New York, located on the east side of Park Lane, approximately 25 feet south from the intersection of Kaufman Court, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.12-2-63 and is located in an R-15C zone.

Application #26-435: Yehoshua Mendel Frieder, 908 Driggs Avenue, Suite 6A, Brooklyn, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-lot subdivision with a two-family dwelling on each lot, which will have less than required lot area, lot width, side setback, total side setback, rear setback, rear setback to deck, street frontage and greater than permitted floor area ratio. The existing structure will be demolished. . The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Unlisted Action on July 14, 2026. The property in question is: 292 Old Nyack Turnpike, Monsey, New York, located on the north side of Old Nyack Turnpike, approximately 100 feet west from the intersection of Fairview Avenue which is known and designated on the Ramapo Tax map as Section, Block, Lot 57.18-2-88 and is located in an R-15 zone.

Application #26-436 Gwen at Utam Holding Corp., 7 Sneden Court, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition and conversion to a three-family dwelling with three accessory apartments, which will have greater than permitted floor area ratio. The property in question is: 8 Gwen Lane, Monsey, New York, located on the east side of Gwen Lane, approximately 343 feet north from the intersection of West Central Avenue which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.12-2-20 and is located in an R-15C zone.

Application #26-437 Klein Family 2020 Trust, 8 Francis Place, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to a single-family dwelling to create a two-family dwelling, which will have less than permitted rear setback, side setback, lot area, total side setback, rear setback, rear setback to deck and greater than permitted development coverage. A court yard variance will be required from Section 376-61. The property in question is: 3 Ida Road, Monsey, New York, located on the north side of Ida Road, approximately 150 feet west from the intersection of Francis Place which is known and designated on the Ramapo Tax map as Section, Block, Lot 49.20-2-44 and is located in an R-15C zone.

Application #26-438 Joseph Spitzer, 25 Singer Avenue, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-lot subdivision with a two-family dwelling on each lot, which will have greater than permitted floor area ratio. The existing structure will be demolished. The property in question is: 37 Noyes Avenue, Spring Valley, New York, located on the south side of Noyes Avenue, approximately 300 feet east from the intersection of Fairview Avenue which is known and designated on the Ramapo Tax map as Section, Block, Lot 57.18-2-65.2 and is located in an R-15 zone.
