LEGAL NOTICE
NOTICE IS HEREBY GIVEN THAT a public hearing will be held in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, November 20, 2025, 2025, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:
Application #25-269: Mayer Weber, 15 Perlman Drive, Unit 120, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two lot subdivision with a single family dwelling on each lot, which will have less than required lot area, lot width and greater than permitted floor area ratio. The existing structure will be demolished. The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Unlisted Action on May 23, 2025. The property in question is: 3 Mirror Lake Road, Spring Valley, New York, located on the south side of Mirror Lake Road, approximately 0 feet west from the intersection of Andover Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.19-3-21 and is located in an R-15 zone.
Application # 25-281: Mosdos Torah Inc., 214 Maple Avenue, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a pool and accessory storage structure, which will have less than required lot area, lot width, front setback, front yard, side setback, total side setback, rear yard, street frontage and greater than permitted development coverage. A use variance is required from Section 376-31 in that a pool and accessory storage structure is not permitted in the zone. Application # 25-292: Lazer and Bas Scheva Klein, 58 Briarcliff Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single family dwelling, which will have less than required front setback and front yard. The property in question is: 58 Briarcliff Drive, Monsey, New York, located on the west side of Carlton Road, approximately 98 feet north from the intersection of Carlton Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 49.19-3-23 and is located in a R-15 zone.
Application # 25-293: Hershy Oberlander, 12 Garden Terrace, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling, which will have less than required lot area, total side setback, street frontage, rear setback to deck and greater than permitted development coverage and floor area ratio. The property in question is: 24 Oxford Court, Spring Valley, New York, located on the east side of Oxford Court, approximately 0 feet east from the intersection of Crystal Street, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.19-4-19 and is located in a R-15 zone.

The property in question is: 27 Oxford Court, Spring Valley, New York, located on the west side of Oxford Court, approximately 75 feet north from the intersection of Danville Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.07-2-26 and is located in a R-15 zone.

The property in question is: 7 Joshua Court, Monsey, New York, located on the south side of Joshua Court, approximately 450 feet south from the intersection of Glen Hill Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.15-1-31 and is located in a R-15 zone.
