NOTICE IS HEREBY GIVEN THAT a public hearing will be held in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, July 9, 2026, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:
Application #26-405: Bnei Yechiel, 8 Truman Avenue, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than required rear setback. The property in question is: 57 Decatur Avenue, Spring Valley, New York, located on the west side of Decatur Avenue, approximately 0 feet south from the intersection of Stephens Place, which is known and designated on the Ramapo Tax map as Section, Block, Lot 57.09-1-6 and is located in an R-15C zone.
Application #26-409: Stephen Newmark, 124 Trails End, New City, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a pool house, which will have less than required front setback and front yard. The property in question is: 124 Trails End, New City, New York, located on the east side of Trails End, approximately 785 feet south from the intersection of Wagon Wheel Drive, which is known and designated on the Ramapo Tax map as Section, Block, Lot 42.11-3-4 and is located in an R-35 zone.
Application #26-413: Congregation Keren Hatorah Inc., 280 Remsen Avenue, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to an existing House of Worship, which will have less than required lot width, side setback, total side setback, rear setback, parking spaces and greater than permitted development coverage and floor area ratio. The property in question is: 280 Remsen Avenue, Monsey, New York, located on the east side of Remsen Avenue, approximately 120 feet south from the intersection of Boxwood Lane, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.06-3-26 and is located in an R-15A zone.
Application #26-416: T & S Construction, 1 Larissa Court, Airmont, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment, which will have less than required front setback, front yard, side setback, rear setback to deck and greater than permitted development coverage and floor area ratio. The applicant is reaffirming prior variances of application ZBA-3815 granted on June 23, 2011. A variance will be required from Section 376-65C for accessory units greater than 1,500sf and greater than 50% of the principle structure. The existing structure will be demolished. The property in question is: 8 Stein Circle, Monsey, New York, located on the west side of Remsen Avenue, approximately 0 feet west from the intersection of Garden Circle, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.10-3-9.1 and is located in an R-15A zone.
Application #26-417: Abraham Spira, 3 Elliot Court, Unit 201, Monsey, New York, for variances of the requirements of Sections 376-41 and 376-1216(A)(1) of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a school, which will have less than required front yard, recreational area and greater than permitted building height. The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Type I Action on June 9, 2026. The property in question is: 86 West Carlton Road, Suffern, New York, located on the north side of West Carlton Road, approximately 60 feet east from the intersection of Whisper Avenue, which is known and designated on the Ramapo Tax map as Section, Block, Lot 49.13-2-9.1 and is located in an R-50 zone.
Application #26-423: Chaya Schlesinger, 9 Cedar Lane, Monsey, New York 10952, for variances of the requirements of Sections 376-41 and 376-1216(A)(1) of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment (under construction), which will have less than required side setback, total side setback, rear setback and rear setback to deck. The property in question is: 9 Emes Lane, Monsey, New York, located on the west side of Emes Lane, approximately 700 feet north from the intersection of Albert Drive, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.11-1-20 and is located in an R-15A zone.
