LEGAL NOTICE

 

NOTICE IS HEREBY GIVEN THAT a public hearing will be held in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, July 16, 2026, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:    

Application #26-410: Judith Korn, 199 Lee Avenue, Suite 900, Brooklyn, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than required lot area, front setback (Hickory), front yard (Hickory), front setback (Slinn), front yard (Slinn), side setback and greater than permitted development coverage and floor area ratio. A variance will be required from Section 376-65C for accessory units greater than 1,500sf and greater than 50% of the principle structure. A use variance is required from Section 376-31 in that a three-family dwelling with three accessory apartments is not permitted in the R-15 zone. The existing dwelling will be demolished. The property in question is: 28 East Hickory Street, Spring Valley, New York, located on the south side of East Hickory Street, approximately 0 feet west from the intersection of Slinn Avenue, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.14-3-86 and is located in an R-15 zone.

Application #26-411: Monsey Luxury Living LLC, 133 Route 59, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an ten-lot subdivision with a two-family dwelling on each lot, which will have greater than permitted floor area ratio. The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Type 1 Action on June 10, 2025. The property in question is: 133 Route 59, Monsey, New York, located on the west side of Route 59, approximately 0 feet south from the intersection of Joshua Court, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.15-1-47 and is located in an R-15A zone.

Application #26-412: Sam Friedman, 6 Whisper Lane, Suffern, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling, which will have less than required lot width, total side setback and greater than permitted floor area ratio. The property in question is: 7 Dalewood, Suffern, New York, located on the southwest side of Dalewood Drive, approximately 100 feet north from the intersection of Lynne Court, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.05-2-4 and is located in an R-25 zone.

Application #26-414 Mayer Hershkowitz, 11 Dover Terrace, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to a single-family dwelling, which will have less than required rear setback and rear yard to deck. The property in question is: 11 Dover Terrace, Monsey, New York, located on the west side of Dover Terrace, approximately 210 feet south from the intersection of Cedar Lane, which is known and designated on the Ramapo Tax map as Section, Block, Lot 49.19-4-4 and is located in an R-15 zone.

Application #26-415: Six-Eight Cedar Holdings LLC, 7 Albert Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than required front yard. The property in question is: 6 Cedar Lane, Monsey, New York, located on the north side of Cedar Lane, approximately 146 feet west from the intersection of Crown Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 49.15-3-39.1 and is located in an R-15C zone.

Application #26-420: Saddle River Estates LLC, 1170 Route 17M, Chester, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three lot subdivision with a two-family dwelling with one accessory apartment on each lot, which will have less than required lot area (lots 1-3), lot width (lots 1 & 2), side setback (lots 1-3), total side setback (lots 1 & 2), rear setback (lots 1-3), street frontage (lots 1 & 2), front setback on Old Nyack Turnpike (lots 2 & 3), front yard on Old Nyack Turnpike (lots 2 & 3), front setback on Saddle River Road (lot 3), front yard on Saddle River Road (lot 3) and greater than permitted development coverage (lots 1-3) and floor area ratio (lots 1-3). The existing structure will be demolished. The property in question is: 161 Saddle River Road, Airmont, New York, located on the east side of Saddle River Road, approximately 0 feet north from the intersection of Old Nyack Turnpike, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.15-3-10 and is located in an R-15 zone.
