NOTICE IS HEREBY GIVEN THAT a public hearing will be held in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, January 29, 2026, 2025, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:
Application #25-312: 12 Locust Hollow Drive LLC, 5014 16th Avenue, Suite 414, Brooklyn, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of single-family dwelling (under construction) with addition of stairs to the basement, which will have less than required side setback and total side setback. The property in question is: 12 Locust Hollow Drive, Monsey, New York, located on the east side of Locust Hollow Drive, approximately 400 feet north from the intersection of Nelson Court, which is known and designated on the Ramapo Tax map as Section, Block, Lot 49.18-2-46 and is located in an R-25 zone.
Application #25-325: 17 Ravenna Drive LLC, 17 Ravenna Drive, Pomona, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a local house of worship, which will have greater than permitted development coverage. The existing structure will be demolished. The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Unlisted Action on December 9, 2025. The property in question is: 17 Ravenna Drive, Pomona, New York, located on the east side of Ravenna Drive, approximately 50 feet west from the intersection of Tiffin Lane, which is known and designated on the Ramapo Tax map as Section, Block, Lot 33.20-1-24 and is located in an R-35 zone.
Application #26-334: 24 Hilltop LLC, 1 College Road, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment, which will have less than required lot area, lot width, front yard, front setback, side setback, total side setback, rear deck, rear setback to deck, street frontage and greater than permitted development coverage and floor area ratio. The existing structure will be demolished. The property in question is: 24 Hilltop Lane, Monsey, New York, located on the south side of Hilltop Lane, approximately 358 feet southwest from the intersection of Briarcliff Drive, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.07-3-56 and is located in an R-15 zone.
Application #26-346: Gavriel Blum, 92 West Maple Avenue, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling, which will have less than required lot area, lot width, street frontage, side setback, total side setback and greater than permitted development coverage and floor area ratio. The existing structure will be demolished. The property in question is: 92 West Maple Avenue, Monsey, New York, located on the east side of West Maple Avenue, approximately 50 feet east from the intersection of Cloverdale Lane, which is known and designated on the Ramapo Tax map as Section, Block, Lot 49.19-3-36 and is located in an R-15 zone.
Application #26-347: 3 Jeffrey LLC, 19 Jeffrey Place, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling, which will have less than required rear setback to deck. The existing structure will be demolished. The property in question is: 3 Jeffrey Place, Monsey, New York, located on the east side of Jeffrey Place, approximately 80 feet north from the intersection of Maple Avenue, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.08-3-34 and is located in an R-15C zone.
