NOTICE IS HEREBY GIVEN THAT a public hearing will be held in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, February 19, 2026, 2025, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:    

Application #26-352: Chaim Oberlander, 12 Garden Terrace, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of two-family dwelling, which will have less than required lot area, lot width, front yard, front setback, side setback, total side setback, street frontage and greater than permitted development coverage and floor area ratio. The existing dwelling will be demolished.. The property in question is: 12 Greene Road, Spring Valley, New York, located on the south side of Greene Road, approximately 235 feet west from the intersection of Edward Lane, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.19-3-84 and is located in an R-15 zone.

Application #25-324: Abe Spira, 29 Calvert Drive, Unit 215, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an extension to existing deck, which will have less than required rear setback to deck. The property in question is: 29 Calvert Drive, Unit 215, Monsey, New York, located on the south side of Calvert Drive, approximately 50 feet west from the intersection of Crown Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 49.15-3-25.2-215 and is located in an R-15C zone.

Application #25-327: Tomas Lebovits, 5 Olympia Lane, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of three-family dwellings with three accessory apartments. A variance will be required from Section 376-65G (1-3) in that only one accessory dwelling is permitted. The property in question is: 4 Elaine Place, Spring Valley, New York, located on the southside of Elaine Place, approximately 110 feet west from the intersection of Howard Drive, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.08-3-8 and is located in an R-15C zone.

Application #26-347: 3 Jeffrey LLC, 19 Jeffrey Place, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling (under construction), which will have less than required rear setback to deck. The property in question is: 3 Jeffrey Place, Monsey, New York, located on the east side of Jeffrey Place, approximately 80 feet north from the intersection of Maple Avenue, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.08-3-34 and is located in an R-15C zone.

Application #26-348: Saul & Mindy Katz, 8 East View Road, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment, which will have less than required lot area, lot width, front yard, front setback, side setback and greater than permitted floor area ratio. The existing structure will be demolished. The property in question is: 8 East View Road, Monsey, New York, located on the west side of Eastview Road, approximately 0 feet south from the intersection of Hilda Lane, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.07-2-47 and is located in an R-15A zone.

Application #26-349: Congregation Beth Rochel of Monsey, 145 Saddle River Road, Airmont, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a phased expansion of religious girls school and new wedding hall, which will have less than the required parking (Phase I) and greater than permitted building height. The property in question is: 145 Saddle River Road, Airmont, New York, located on the east side of Saddle River Road, approximately 225 feet north from the intersection of Old Nyack Turnpike, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.16-2-14.7 and is located in an R-15A zone.
