NOTICE IS HEREBY GIVEN THAT a public hearing will be held in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, December 11, 2025, 2025, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:    

Application # 25-281: Mosdos Torah Inc., 214 Maple Avenue, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a pool and accessory storage structure, which will have less than required lot area, lot width, front setback, front yard, side setback, total side setback, rear yard, street frontage and greater than permitted development coverage. A use variance is required from Section 376-31 in that a pool and accessory storage structure is not permitted in the zone. The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Type 1 Action on August 12, 2025. The property in question is: 119 South Main Street, Spring Valley, New York, located on the west side of South Main Street, approximately 250 feet north from the intersection of Old Nyack Turnpike, which is known and designated on the Ramapo Tax map as Section, Block, Lot 57.17-4-74 and is located in a R-15 zone.

Application #25-299: Mayer Weber, 15 Perlman Drive, Unit 120, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling, which will have less than required lot area, lot width, front setback, front yard, side setback, total side setback, rear setback, rear setback to deck, street frontage and greater than permitted height, development coverage and floor area ratio. The existing structure will be demolished. The property in question is: 18 Hazel Court, Spring Valley, New York, located on the south side of Hazel Court, approximately 0 feet west from the intersection of Elton Lane, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.19-4-49 and is located in an R-15 zone.

Application #25-300: Rivka Weltscher, 24 Blueberry Hill Road, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-lot subdivision with a single-family dwelling on each lot, which will have less than required lot area, lot width, total side setback and street frontage. The existing structure will be demolished. The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Unlisted Action on October 22, 2025. The property in question is: 10 Greene Road, Spring Valley, New York, located on the southwest side of Greene Road, approximately 300 feet south from the intersection of Inwood Drive, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.19-3-85 and is located in an R-15 zone.

Application #25-302: Tracey Chisolm, 6 Forestdale Road, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling, which will have less than required lot area, lot width, front setback, front yard, side setback, total side setback, rear setback, street frontage and greater than permitted development coverage and floor area ratio. The existing structure will be demolished. The property in question is: 6 Forestdale Road, Spring Valley, New York, located on the north side of Forestdale Road, approximately 100 feet west from the intersection of Oxford Court, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.19-4-5 and is located in an R-15 zone.

The property in question is: 201 West Maple Avenue, Monsey, New York, located on the west side of West Maple Avenue, approximately 50 feet east from the intersection of Thomas Court, which is known and designated on the Ramapo Tax map as Section, Block, Lot 49.20-1-24 and is located in an R-40 zone.

Application #25-307: Congregation Ribnitz, 55 Old Nyack Turnpike, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a temporary modular classroom, which will have less than required side setback and total side setback. The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Unlisted Action on October 22, 2025. The property in question is: 55 Old Nyack Turnpike, Monsey, New York, located on the south side of Old Nyack Turnpike, approximately 200 feet south from the intersection of Caville Drive, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.20-3-55.4 and is located in an R-15A zone.

The property in question is: 37 & 57 Herrick Avenue, 14 Morris Court, 1, 2, 11, 12, 21, 22, 31, 32, 41, 42, 51 & 52 Herrick Parkway and 19, 21, 23 & 25 Stephens Place, Spring Valley, New York, located on the west side of Herrick Avenue, approximately 400 feet south from the intersection of Maple Avenue, which is known and designated on the Ramapo Tax map as Section, Block, Lot 57.05-2-11.1, 11.22, 11.23, 11.24, 13.1, 13.2, 13.3, 13.4, 13.5, 13.6, 13.7, 13.8, 13.9, 13.10, 13.11, 13.12, 15. 16. 17, 18.1 & 18.2 and is located in an R-15C zone.
