LEGAL NOTICE

 

NOTICE IS HEREBY GIVEN THAT a public hearing will be held in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, August 6, 2026, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:    

Application #26-410: Judith Korn, 199 Lee Avenue, Suite 900, Brooklyn, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than required lot area, front setback (Hickory), front yard (Hickory), front setback (Slinn), front yard (Slinn), side setback and greater than permitted development coverage and floor area ratio. A variance will be required from Section 376-65C for accessory units greater than 1,500sf and greater than 50% of the principle structure. A use variance is required from Section 376-31 in that a three-family dwelling with three accessory apartments is not permitted in the R-15 zone. The existing dwelling will be demolished. The property in question is: 28 East Hickory Street, Spring Valley, New York, located on the south side of East Hickory Street, approximately 0 feet west from the intersection of Slinn Avenue, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.14-3-86 and is located in an R-15 zone.

Application #26-418: 67 Babcock LLC, 1545 Route 202, Suite 101, Pomona, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to a single-family dwelling, which will have greater than permitted development coverage. The property in question is: 67 Babcock Lane, Suffern, New York, located on the north side of Babcock Lane approximately 470 feet west from the intersection of Ladentown Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 32.15-2-10 and is located in an R-40 zone.

Application #26-419: Joseph and Brocha Goldberger, 1 Johanna Lane, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to unit 102 of an existing two-family dwelling, which will have greater than permitted development coverage and floor area ratio. The property in question is: 1 Johanna Lane, Monsey, New York, located on the southwest side of Johanna Lane approximately 289 feet west from the intersection of Roberts Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.15-1-18.-102 and is located in an R-15 zone.

Application #26-421: Western Gardens LLC, PO Box 1308, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of two-family dwelling with two accessory apartments, which will have less than required lot width, front setback, front yard, side setback, total side setback and greater than permitted development. A use variance is required from Section 376-31 in that a two-family dwelling with two accessory apartments is not permitted in the R-15 zone. The property in question is: 156 West Eckerson Road, Monsey, New York, located on the south side of West Eckerson Road approximately 200 feet east from the intersection of Union Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.13-3-37 and is located in an R-15 zone.

Application #26-422: 136 Union LLC, 46 Ostilla Avenue, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of two-family, which will have less than required lot area, lot width, front setback on Union Road, front yard on Union Road, front setback on West Eckerson Road, front yard on West Eckerson Road, side setback, rear setback, rear setback to deck and greater than permitted development and floor area ratio. The existing dwelling will be demolished. The property in question is: 136 Union Road, Spring Valley, New York, located on the east side of Union Road approximately 0 feet south from the intersection of West Eckerson Road, which is known and designated on the Ramapo Tax map as Section, Block, Lot 50.13-3-34 and is located in an R-15 zone.

Application #26-424: 16 Highview Road LLC, 13 Highview Road, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a conversion of a single-family dwelling to a local house of worship, which will have less than required lot area, front setback, front yard, total side setback, parking spaces and greater than permitted development and floor area ratio. The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Unlisted Action on June 15, 2026. The property in question is: 16 Highview Road, Monsey, New York, located on the north side of Highview Road approximately 310 feet west from the intersection of Maple Avenue, which is known and designated on the Ramapo Tax map as Section, Block, Lot 56.07-2-9 and is located in an R-15 zone.

Application #26-425: Berish Brunner, 93 West Carlton Road, Suffern, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-lot subdivision with a single-family dwelling on each lot, which will have less than required lot area, lot area on West Carlton Road (lot 1), lot width on Whisper Lane, front setback on West Carlton Road (lot 1), front yard on West Carlton (lot 1), front setback on Whisper Lane, front yard on Whisper Lane, rears setback, rear setback to deck, side setback (lot 2), total side setback lot 2) and greater than permitted floor area ratio. The existing structure will be demolished. .
