Planning Board Meeting September 8, 2026 at 7:30 pm - IN-PERSON ONLY!!!

NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, September 8, 2026, at 7:30pm.

Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person.  Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing.  The Planning Board will open public hearings on the following application(s) at 7:30 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.

  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat with respect to an application of Henry Spitzer, 2 Miele Roud, Unit 202, Monsey, NY 10952, of a subdivision plan entitled “22 Andover Road”, proposing to subdivide the 0.65-acre lot into two-lots and construct a two-family dwelling on each lot. The existing single-family dwelling will be demolished. The property in question is located at 22 Andover Road, Spring Valley on the northeast side of Andover Road, approximately 150 feet north of Merrick Lane, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 50.19-3-67 and is located in the R-15 zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on July 20, 2026, and a coordinated review was initiated on August 4, 2026. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Application of 9 Northbrook LLC and 11 Northbrook LLC, 1 Hillcrest Center, #200, Spring Valley, New York, 10977 for Final Subdivision approval of a subdivision plan entitled “9&11 Northbrook Road”, proposing to subdivide 1.9-acres into 8-lots and construct a single-family dwelling on lots 4 & 5 and a two-family dwelling on the remaining lots. The existing single-family dwelling will be demolished. The property in question is located at 9 & 11 Northbrook Road, Spring Valley on the west side of Northbrook Road, approximately 70 feet south of Sherman Drive, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 50.15-4-61 & 50.19-2-1 and in an R-15 zone. On April 28, 2026, the Planning Board classified the proposed action as a Type 1 SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.
  1. Application of 22-24 Decatur LLC, 86 East Route 59, Spring Valley, NY 10977 for Amended Final Subdivision approval of a subdivision plan entitled “22-24 Decatur, LLC”, proposing a lot line shift, resulting in a decrease of 16,377sf. The property in question is located at 22 Decatur Avenue, Spring Valley on the east side of Decatur Avenue, approximately 88 feet north of West Central Avenue, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 57.09-1-21 and in an R-15C zone. This is a Type II SEQRA Action and requires no further environmental review.
  1. Application of Berish Brunner, 93 W. Carlton Road, Suffern, New York 10901 for Final Subdivision approval of a subdivision plan entitled “93 West Carlton Road”, proposing to a subdivide the 0.58-acre lot into two-lots and construct a single-family on each lot. The existing single-family dwelling will be demolished. The property in question is located at 93 West Carlton Road, Suffern on the south side of Carlton Road, approximately 0 feet west of Whisper Lane, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.17-2-27 and in an R-35 zone. On June 30 2026, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.
  1. Application of Augusta Estates LLC, 7 Joshua Court, Monsey, NY 10952 for Final Amended Subdivision approval of a subdivision plan entitled “Augusta Estates”, proposing to amend the previously approved subdivision to remove map note#21 thereby allowing accessory apartments on the 1.79-acre site. The property in question is located at 53-55 Grove Street & 15, 17, 19, 21 & 23 Augusta Avenue on the north side of Augusta Avenue, approximately 0 feet west of Grove Street, which is known and designated on the Ramapo Tax Map as Section, Block, Lots 56.11-3-43.1 through 43.7 and in an R-15A zone. The Planning Board will re-affirm Type 1 Negative Declaration of October 31, 2023
