Planning Board Meeting October 27, 2026 at 7:30 pm - IN-PERSON ONLY!!!

NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, October 27, 2026, at 7:30pm.

Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person.  Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing.  The Planning Board will open public hearings on the following application(s) at 7:30 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.

  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Final Site Plan approval with respect to an application of Julia Gentile, 6671 Las Vegas Boulevard South, Ste. 320, Las Vegas, Nevada 89119 of a site development plan entitled “Monsey Mall EV Infrastructure Plan”, proposing the installation of 5 Electric Vehicle (EV) charging stations to serve 10 EV charging stalls, decreasing overall site parking by 7 spaces on the 3.54-acre lot. The property in question is located at 100 Route 59, Monsey on the Northerly side of Route 59, approximately 360 feet east of the intersection of northerly Route 59 and easterly Route 306, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.16-1-7 and in an MU-1 zone. On December 9, 2025, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Amended Site Plan Discussion with respect to an application of Congregation Achdus Yisroel, 9 Ladentown Road, Pomona, New York 10977 of a site development plan entitled “Congregation Achdus Yisroel”, proposing to construct a 3,478sf addition to the existing house of worship on the 0.287-acre lot. The property in question is located at 9 Ladentown Road, Pomona, New York on the west side of Ladentown Road, approximately 720 feet north of Route 306 & Route 202, which is known and designated on the Ramapo Tax Map as Section, Block, Lots 32.07-1-52 and is located in an RR-80 zones. The Planning Board classified the proposed action as an Unlisted SEQRA Action on May 18, 2026, and a coordinated review was initiated on June 25, 2026. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Application of BH9 LLC, 25 Robert Pitt Drive, Suite 105, Monsey, New York 10952, for Final Site Plan approval of a site development plan entitled “9 Manor Drive”, proposing to add an additional curb cut to the approved two-family plus one-accessory apartment dwelling on the 0.267-acre site. The property in question is located at 9 Manor Drive, Monsey on the northeast side of Manor Drive, approximately 200 feet west of Blauvelt Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.19-5-47 and in an R-15A zone. This application is a Type II SEQRA Action and requires no further environmental review.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat with respect to an application of Lieb Lefkowitz, 21 Dorset Road, Spring Valley, New York 10977, of a subdivision plan entitled “Locust Towns”, proposing to subdivide the 2.282-acre site into 10 lots with a two-family dwelling on each lot. The existing single-family dwellings will be demolished. The property in question is located at 19 & 21 Locust Street and 40 & 44A Hempstead Road, Spring Valley on the north side of Locust Street, approximately 370 feet east of Hempstead Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 50.10-5-37, 42, 43 & 45 and is located in the R-15 zone. The Planning Board classified the proposed action as a Type 1 SEQRA Action on September 3, 2025, and a coordinated review was initiated on September 8, 2025. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
