Planning Board Meeting October 22, 2025 at 7:30 pm - IN-PERSON ONLY!!!
NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Wednesday, October 22, 2025 at 7:30pm.
Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person. Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing. The Planning Board will open public hearings on the following application(s) at 7:30 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.
- Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plan Approval with respect to an application of HiRise Developers Inc., 6 Melnick Drive, Suite 205, Monsey, NY 10952 for approval of a subdivision plan entitled “10 Greene Road” proposing to subdivide the 0.61-acre lot into two lots with a single-family dwelling proposed on each new lot. The existing structure will be removed. The property in question is located at 10 Greene Road, Spring Valley on the west side of Greene Road, approximately 385 feet south of Inwood Drive, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 50.19-3-85 and in an R-15 zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on September 9, 2025, and a coordinated review was initiated on September 12, 2025. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
- Application of JSF Associates, Inc., PO Box 1067, Hillburn, New York 10931, for Final Site Plan and Special Use Permit approval of a site development plan entitled “Torne Valley Vineyards” proposing site plan and special use permit approval of the existing residential units, small restaurant, office and active vineyard operation currently operating as a Country Inn. The property in question is located at 1 Torne Brook Road, Hillburn, NY on the southwest corner of Torne Brook Road and Torne Valley Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 47.07-1-2 and is located in an R-40 Zone. On April 8, 2025, the Planning Board classified the proposed action as an Type 1 SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.
- Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Final Site Plan approval with respect to an application of M&B Dolson LLC, 86 East Route 59, Spring Valley, NY 10977, for approval of a site development plan entitled “2 Dolson Road” proposing two curb cuts on the 0.47-acre lot. The property in question is located at 2 Dolson Road, Monsey, NY 10952 on the north side of Dolson Road, approximately 0 feet to the corner of Remsen Avenue, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.06-3-81.2 and is located in an R-15A Zone. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
- Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Site Plan Discussion with respect to an application of Congregation Ribnitz, Inc., 55 Old Nyack Tpke, Monsey, NY 10952, for approval of a site development plan entitled “Congregation Ribnitz” proposing installation of a 5,904sf temporary modular structure at the existing school site to provide additional space for current students and staff on the 2.198-acre lot. 47 parking spaces will be provided. The property in question is located at 55 Old Nyack Turnpike, Monsey on the south side of Old Nyack Tpke, approximately 200 feet south of Caville Drive, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.20-3-55.4 and is located in an R-15 Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on September 16, 2025, and a coordinated review was initiated on September 19, 2025. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
