Planning Board Meeting October 13, 2026 at 7:30 pm - IN-PERSON ONLY!!!
NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, October 13, 2026, at 7:30pm.
Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person. Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing. The Planning Board will open public hearings on the following application(s) at 7:30 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.
- Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), site plan and special use permit discussion with respect to an application of Ohr Zion, 297 Spook Rock Road, Suffern, York 10901, of a site development plan entitled “Ohr Zion – 297 Spook Rock”, proposing to construct a new boys school for grades 1-8 totaling 248 students and 31 parking spaces provided on the 0.94-acre site. The existing single-family dwelling will be demolished. The property in question is located at 297 Spook Rock Road, Suffern, New York on the west side of Spook Rock Road, approximately 300 feet south of Pioneer Avenue, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.05-1-53 and is located in the R-25 zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on March 16, 2026, and a coordinated review was initiated on March 18, 2026. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
- Application of Veolia Water New York, Inc., 162 Old Mill Road, West Nyack, New York 10994, for Final Site Plan approval of a site development plan entitled “PFAS Treatment for Saddle River Well No. 53”, proposing to upgrade the existing well to comply with PFAS and construct a treatment building on the 5.46-acre site. The property in question is located at 756 Saddle River Road, Monsey on the south side of Hillside Avenue, approximately 733 feet west of the intersection of Saddle River Road and Hearthston Lane, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 62.18-2-19 and in an RR-50 zone. This application is a Type II SEQRA Action and requires no further environmental review.
- Application of Cong Keren Hatorah Inc, 280 Remsen Avenue, Monsey, New York 10956 for Amended Final Subdivision approval of a site development plan entitled “280 Remsen Avenue”, proposing to construct a 600sf addition to an existing house of worship with Rabbi’s residence with 7 existing parking spaces and 1 additional parking space proposed on the 0.36-acre lot. The property in question is located at 280 Remsen Avenue, Monsey on the east side of Remsen Avenue, approximately 120 feet south of Boxwood Lane, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.06-3-26 and in an R-15A zone. On May 26, 2026, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.
- Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), amended site plan discussion with respect to an application of Wayne & Theresa Davis, 120 Route 17N, Sloatsburg, New York 10974, of a site development plan entitled “Davis Sport Shop”, proposing to construct an addition to the existing building consisting of storage space and a four-alley shotting range on the 1.23-acre site. The property in question is located at 120 Route 17N, Sloatsburg, New York on the north side of Route 17, approximately 3,000 feet east of Sterling Mine Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 39.17-1-2 and is located in the CS zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on August 11, 2026, and a coordinated review was initiated on August 18, 2026. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
- Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), site plan and special use permit discussion with respect to an application of Ahavas Bais Yaakov of Monsey, 263 NY 306, Monsey, New York 10952, of a site development plan entitled “613 Route 306”, proposing to construct a new girls school for 200 students and 22 parking spaces provided on the 1.5-acre site. The property in question is located at 613 Route 306, Suffern on the west side of Route 306, approximately 290 feet north of Board Court, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 32.11-1-11 and is located in the R-40 zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on July 20, 2026, and a coordinated review was initiated on September 4, 2026. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
- Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and sketch plat with respect to an application of Menachem Halpern, 5 Nelson Road, Monsey, New York 10952, of a subdivision plan entitled “211-217 N Pascack Road”, proposing to subdivide the 1.91-acre lot into 8-lots and construct a two-family dwelling on each lot. The existing single-family dwelling will be demolished. The property in question is located at 211 & 217 N. Pascack Road, Monsey, New York on the west side of Pascack Road, approximately 0 feet north of Sinclair Court, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 50.19-1-22 & 23 and is located in the R-15 zone. The Planning Board classified the proposed action as a Type 1 SEQRA Action on July 20, 2026, and a coordinated review was initiated on September 4, 2026. The existing single-family dwelling will be demolished. The property in question is located at 280 South Grandview Avenue, Monsey on the west side of Grandview Avenue, approximately 145 feet south of Maple Avenue, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.07-2-57 and is located in the R-15A zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on July 20, 2026, and a coordinated review was initiated on August 31, 2026.
