Planning Board Meeting March 24, 2026 at 7:30 pm - IN-PERSON ONLY!!!

NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, March 24, 2026, at 7:30pm.

Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person.  Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing.  The Planning Board will open public hearings on the following application(s) at 7:30 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.

  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat Approval with respect to an application of Berel Karniol, 1 Executive Boulevard, Suite 101, Suffern, New York 10901, of a subdivision plan entitled “70 Highview” for a project called “Mercaz Torahny” proposing to subdivide the 5.57-acre lot into 3 lots to accommodate the existing three schools. Each new lot will have its own driveway, entrance and play area. The property in question is located at 70 Highview Road, Monsey, New York on the north side of Highview Road, approximately 426 feet west of College Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.18-1-28 and is located in an R-25 Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on January 28, 2026, and a coordinated review was initiated on February 2, 2026.  Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat Approval with respect to an application of Jacob Rosenfeld, 46 Grandview Avenue, Suffern, New York 10901, of a subdivision plan entitled “46 Grandview Avenue”, proposing to subdivide the 0.687-acres into two lots and construct a single family on each lot. The existing single-family dwelling will be demolished. The property in question is located at 46 Grandview Avenue, Suffern, New York on the north side of Grandview Avenue, approximately 15 feet west of Noe Avenue, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 55.11-2-36 and is located in an R-15 Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on February 4, 2026, and a coordinated review was initiated on February 9, 2026.   Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat Approval with respect to an application of Menachem Davidson, 6 Melnick Drive, Suite 116, Monsey, New York, of an amended subdivision plan entitled “137 S. Central Avenue” proposing an amended subdivision of the 0.411-acrea lot, proposing to construct a two-family residence on each lot, previously approved for only one-family by the Planning Board. The property in question is located at 137 S. Central Avenue & 16 Noyes Avenue, Spring Valley, New York on the west side of S. Central Avenue, approximately 100 feet west of Maplewood Gardens which is known and designated on the Ramapo Tax Map as Section, Block, Lot 57.18-2-26.1 & 26.2 and is located in an R-15 Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on February 4, 2026, and a coordinated review was initiated on February 9, 2026. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Application of Israel Taubenfeld, 15 Allan Drive, Monsey, New York 10952 for Final Subdivision approval of a subdivision plan entitled “32 Gerow” proposing to subdivide 0.37-acres into three-lots and construct a new single-family dwelling on each lot. The existing single-family dwelling will be demolished. The property in question is located at 32 Gerow Avenue, Spring Valley, New York on the south side of Gerow Avenue, approximately 200 feet west of Fairview Avenue which is known and designated on the Ramapo Tax Map as Section, Block, Lot 57.18-2-16 and is located in a R-15 Zone. On August 12, 2025, the Planning Board classified the proposed action as a Type 1 SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.
