Planning Board Meeting March 10, 2026 at 7:30 pm - IN-PERSON ONLY!!!
NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, March 10, 2026, at 7:30pm.
Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person. Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing. The Planning Board will open public hearings on the following application(s) at 7:30 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.
- Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Amended Final Site Plan with respect to an application of Mosdos Sanz Klausenburg of Monsey, PO Box 242, Tallman, New York 10982, of a site development plan entitled “86 Highview Road”, proposing to upgrade the kitchen from a warming kitchen to a full kitchen at the existing school on 1.14 acres. The property in question is located at 1 Pine Road (formerly known as 86 Highview Road), Suffern, New York on the north side of Highview Road, approximately 0 feet East of Pine Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.17-2-56 and is located in an R-35 Zone. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
- Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat Approval with respect to an application of Gibbs Gardens, LLC, 161 Route 59, Ste. 101, Monsey, NY 10952, of a subdivision plan entitled “5 Gibbs Court”, proposing to subdivide the 0.50-acres into two lots and construct a three family dwelling plus three accessory apartments on each lot. The existing school will be demolished. The property in question is located at 5 Gibbs Court, Monsey, New York on the west side of Gibbs Court, approximately 100 feet North of Butterman Place, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.15-2-32 and is located in an R-15C Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on January 28, 2026, and a coordinated review was initiated on February 2, 2016. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
- Determination of potential impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Site Plan Approval with respect to an application of Shmuel Rosenberg, 18 Roberts Road, Monsey, New York 10952, of a site development plan entitled “18 Robert Road” proposing two curb cuts on the 0.36-acre lot. The property in question is located at 18 Roberts Road, Monsey on the west side of Roberts Road, approximately 100 feet South of Suffern Place which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.15-1-14 and is located in an R-15 Zone. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
- Application of Moshe Messner, 30 Palisades Court, Pomona, NY 10970 for Final Site Plan approval of a site development plan entitled “1507 Route 202” proposing to demolish the existing commercial building and construct a new, 3-story 24,722sf office building with 105 parking spaces on the 1.397-acre lot. The property in question is located at 1507 Route 202, Pomona on the south side of Route 202, approximately 560 feet east of Camp Hill Road which is known and designated on the Ramapo Tax Map as Section, Block, Lot 33.05-2-15 and is located in a CC Zone. On August 12, 2025, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.
