Planning Board Meeting June 9, 2026 at 7:30 pm - IN-PERSON ONLY!!!

NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, June 9, 2026, at 7:30pm.

Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person.  Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing.  The Planning Board will open public hearings on the following application(s) at 7:30 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.

  1. Reclassifying the proposed action to Unlisted and determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Amended Final Site Plan Approval with respect to an application of Connectivity Systems LLC, 241 Viola Road, Monsey, NY 10952 for approval of a site development plan entitled “Revised Hearthstone Village Site Plan”, proposing to add two-stories to Building D on the 6.65-acre lot. The property in question is located at 140 Route 59, Monsey, New York on the north side of NYS Route 59, approximately 0 feet west of Augusta Avenue, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.11-3-53.6 and in an MU-1 zone. The Planning Board classified the proposed action as a Type 1 SEQRA Action on September 16, 2025, and a coordinated review was initiated on September 18, 2025.   Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat Approval with respect to an application of Eliezer Farkas, 6 Amherst Road, New City, New York 10956, of a subdivision plan entitled “10 Oxford Court ”, proposing to subdivide the 0.718-acre lot into two lots and construct a single-family dwelling on each lot. The existing residence and driveway will be removed. The property in question is located at 10 Oxford Court, Spring Valley on the north side of Oxford Court, approximately 400 feet east of Forestdale Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 50.19-4-12 and is located in the R-15 zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on April 14, 2026, and a coordinated review was initiated on May 8, 2026. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Site Plan & Special Use Permit Discussion with respect to an application of William Oster, 179 West Maple Avenue, Monsey, NY 10952, of a site development plan entitled “179 W. Maple Avenue”, proposing a additional 30 foot x 50 foot in-ground swimming pool and a building for bathrooms/changing rooms on the 2.04-acre site. The property in question is located at 179 W. Maple Avenue, Monsey on the west side of West Maple Avenue, approximately 600 feet east of Thomas Court, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.10-1-25 and is located in an R-40 zone. The Planning Board classified the proposed action as a Type 1 SEQRA Action on May 6, 2026, and a coordinated review was initiated on May 8, 2026. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Site Plan & Special Use Permit discussion with respect to an application of Abraham Spira-Aspro Construction, 3 Elliot Court, Unit #201, Monsey, NY 10952 of a site development plan entitled “86 Carlton Road School”, proposing to construction a 4-story religious school for approximately 728 students and provide 91 parking spaces on the 26.01-acre site. The property in question is located at 86 W. Carlton Road, Suffern, New York on the north side of West Carlton Road, approximately 1,500 feet west of College Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.13-2-9.1 and in an RR-50 zone. The Planning Board classified the proposed action as a Type 1 SEQRA Action on April 28, 2026, and a coordinated review was initiated on May 4, 2026. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Site Plan Discussion for an application of 16 Highview RD, LLC, 13 Highview Road, Monsey, NY 10952 of a site development plan entitled “16 Highview Road”, proposing to convert the existing single-family dwelling to a local house of worship with 6 parking spaces on the on the 0.344-acre lot. The property in question is located at 16 Highview Road, New York on the north side of Highview Road, approximately 310 feet west of Maple Avenue, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.07-2-9 and in an R-15 zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on March 24, 2026, and a coordinated review was initiated on April 14, 2026. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
