Planning Board Meeting July 28, 2026 at 7:30 pm - IN-PERSON ONLY!!!

NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, July 28, 2026, at 7:30pm.

Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person.  Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing.  The Planning Board will open public hearings on the following application(s) at 7:30 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.

  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Final Site Plan approval with respect to an application of Julia Gentile, 6671 Las Vegas Boulevard South, Ste. 320, Las Vegas, Nevada 89119 of a site development plan entitled “Monsey Mall EV Infrastructure Plan”, proposing the installation of 5 Electric Vehicle (EV) charging stations to serve 10 EV charging stalls, decreasing overall site parking by 7 spaces on the 3.54-acre lot. The property in question is located at 100 Route 59, Monsey on the Northerly side of Route 59, approximately 360 feet east of the intersection of northerly Route 59 and easterly Route 306, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.16-1-7 and in an MU-1 zone. On December 9, 2025, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat with respect to an application of Pinchus Shlesinger, 144 Remsen Avenue, Monsey, NY 10952, of a subdivision plan entitled “144 Remsen Avenue”, proposing to subdivide the convert the 0.50-acre lot into two-lots and construct a two-family dwelling on lot two and the existing single-family dwelling will remain. The property in question is located at 144 Remsen Avenue, Monsey on the east side of Remsen Avenue, approximately 50 feet east of Garden Circle, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.10-3-6.1 and is located in the R-14 zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on February 24, 2026, and a coordinated review was initiated on March 3, 2026. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Application of Gibbs Gardens, LLC, 161 Route 59, Ste. 101, Monsey, New York 10952 for Final Subdivision and Final Site Plan approval of a subdivision plan entitled “5 Gibbs Court”, proposing to subdivide the 0.50-acre lot into two lots and construct a three-family semi-attached dwelling plus three accessory apartments on each lot. The property in question is located at 5 Gibbs Court, Monsey, New York on the west side of Gibbs Court, approximately 100 feet north of Butterman Place, which is known and designated on the Ramapo Tax Map as Section, Block, Lots 49.15-2-32 and in an R-15C zone. On March 10, 2026, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Site Plan Discussion with respect to an application of Hillcrest Corner LLC, 46 College Road, Monsey, NY 10952 of a site development plan entitled “Orchard Corner”, proposing to consolidate four lots to construct a three-story, 32,497 mixed-use building (one floor shopping center and two floors office space). Two separate driveways and 99 parking spaces are proposed on the 1.28-acre lot. The property in question is located at 255-261 North Main Street and 2-6 Orchard Street, Spring Valley on the west side of North Main Street, approximately 0 feet to the corner of Orchard Street, which is known and designated on the Ramapo Tax Map as Section, Block, Lots 50.14-4-61,62,63 &64 and is located in an R-15 & NS zones. The Planning Board classified the proposed action as an Unlisted SEQRA Action on March 10, 2026, and a coordinated review was initiated on March 26, 2026. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Amended Site Plan Discussion with respect to an application of Congregation Achdus Yisroel, 9 Ladentown Road, Pomona, New York 10977 of a site development plan entitled “Congregation Achdus Yisroel”, proposing to construct a 3,478sf addition to the existing house of worship on the 0.287-acre lot. The property in question is located at 9 Ladentown Road, Pomona, New York on the west side of Ladentown Road, approximately 720 feet north of Route 306 & Route 202, which is known and designated on the Ramapo Tax Map as Section, Block, Lots 32.07-1-52 and is located in an RR-80 zones. The Planning Board classified the proposed action as an Unlisted SEQRA Action on May 18, 2026, and a coordinated review was initiated on June 25, 2026. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
