Planning Board Meeting - IN-PERSON ONLY!!!
NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, October 28, 2025 at 7:30pm.
Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person. Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing. The Planning Board will open public hearings on the following application(s) at 7:30 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.
- Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), Site Plan and Special Use Permit Discussion with respect to an application of Cragmere 87 LLC for approval of a site development plan entitled “Mesivta Beis Halevy” proposing to convert the existing single-family dwelling at 87 Cragmere Road to a school for 80 students and the existing single family dwelling at 89 Cragmere Road will be remain a caretaker’s residence on the 2.14-acre lot. 10 parking spaces will be provided. The property in question is located at 87 & 89 Cragmere Road, Airmont, New York on the west side of Cragmere Road, approximately 350 feet north of Martis Place, which is known and designated on the Ramapo Tax Map as Section, Block, Lots 55.18-3-7.2 & 8 and in an R-40 zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on September 16, 2025, and a coordinated review was initiated on September 18, 2025. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
- Application of Elazar Davis Wiedner, 3924 New Utrecht Avenue, Brooklyn, NY 11219, for Final Subdivision Approval of a subdivision plan entitled “6 Mirror Lake Road” proposing to subdivide the 0.54-acre lot into two-lots. The existing single-family residence will remain and a new single-family is proposed on the new lot. The property in question is located at 6 Mirror Lake Road, Spring Valley, NY on the north side of Mirror Lake Road, approximately 0 feet East of Andover Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 50.19-3-48 and is located in an R-15 Zone. On April 8, 2025, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.
- Application of Elazar Davis Wiedner, 3924 New Utrecht Avenue, Brooklyn, NY 11219, for Re-Approval of Final Subdivision with Modifications and Final Site Plan Approval of a subdivision plan and site development plan entitled “29-33 Vincent Road” proposing to subdivide the 0.77-acre lot into three-lots, proposing three semi-attached dwellings with three-accessory apartments. The property in question is located at 29 & 33 Vincent Road and 43 Suzanne Drive, Monsey, New York on the north side of Vincent Road, approximately 0 feet North of Suzanne Drive, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 50, 17-1-1, 2 & 49.20-4-32 and is located in an R-15C Zone. On July 30, 2019, the Planning Board classified the proposed action as an Type 1 SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued. This Board is re-affirming that SEQRA action. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
- Application of Beth Medrash Ohr Chaim, Inc., 11 Forshay Road, Monsey, NY 10952, for Final Site Plan Approval of a site development plan entitled “Beth Medrash Ohr Chaim” proposing to convert the existing building at 11 Forshay Road to a house of worship. The existing dwelling at 7 Antoinette Court will be used as a Rabbi’s residence. Improvements to the parking are also proposed with 208 spaces provided on the 1.45-acre lot. The property in question is located at 11, 19, 23 Forshay Road & 7 Antoinette Court, Monsey, New York on the south side of Forshay Road, approximately 460 feet west of Viola Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lots 49.06-1-5, 12, 13 & 14 and is located in an R-50 Zone. On June 13, 2023, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.
